A very private, well appointed guest room, ensuite, kitchenette/laundry and lounge area with french doors opening to the swimming pool and river views beyond. The lounge features a large screen TV with Netflix, a pool table. There are 2 single beds in the lounge area. The kitchenette has a fridge, microwave, single element, electric wok, toaster, electric jug, tea and coffee. Accommodation for 10 guests is available booking all my rooms. Relax in this calm, stylish, luxury Villa. High quality furniture and appliances. Fabulous Waikato River view, beautiful Sunset view. This house is located in Flagstaff, surrounded by prestigious neighborhood. Community shopping center is 2mins drive. 9mins drive to the biggest shopping center （The base） in Hamilton. The house has an air condition downstairs, 4 heaters upstairs, they can warm whole house. We have fans for summer as well. WIFI signals are all over this house.

Beautiful hideaway, amazing views over the Waikato river and farmland. A few minutes drive to the supermarket, Mystery Creek( Field days)Velodrome, and Hamilton City. Punnet cafe and a local 4 square ( convenience store) are walking distance, located directly on Te Awa river ride which is also a great walking path! This cottage has everything you need, including a full kitchen with dish drawer and oven, a washing machine and heat pump/Air con. All linen provided.
