These Terms and Conditions clarify The Host's obligations to The Renter, The Renter's obligations to The Host, and in the very unlikely event of any disputes, will be used as the basis for any resolution. Please read them carefully before confirming your booking.

Check-In: From 3:00 P.M. / Check-Out: By 11:00 A.M

Acceptance of these agreement is made by and between:

The Rental Applicant and
The AirBnB Host (Indy Stay APM) as of the date last set forth on the submission of this agreement.

1. Guests
Please list all members of your party on the third page.

All persons listed will be bound by the terms of this agreement. Occupancy of the property is restricted to those names listed on the Agreement or added subsequently by The Renter. The Rental Applicant is considered to be the Lead Renter and will assume full responsibility for all members of the Rental Group throughout the rental period. Information or instructions relating to this rental will be communicated to the Rental Applicant only and not to any third-party member of the Rental Group.

2. Occupancy of the Property
Regardless of the published maximum number of persons a property can accommodate, the number of guests occupying the Property is strictly limited to those named on the Rental Agreement or any subsequent amendment notified in writing to The Host. The stated and agreed occupancy figure includes all persons irrespective of age, day and overnight guests.

3. Condition of the Property
The Property will have been inspected prior to occupation and therefore The Renter undertakes to:
- Notify The Host immediately with regard to any damage and/or maintenance issues that require attention.
- Keep the Property and all furniture, fixtures, fittings, chattels and effects in or about the Property in the same state of repair and condition as found at the commencement of the Rental.
-The Renter shall leave the Property in the same state of cleanliness and general order in which it was found. Failure to do so to the satisfaction of The Host will result in a security deposit charge being levied. Examples include carpet cleaning, property repairs, etc.

4. Internet Services
Where internet services are provided, there may be download restrictions and a charge may be levied if these are exceeded. It is The Renter's responsibility to check for restrictions on an internet device before commencing any download.

5. Pets
Pets are permitted but must be communicated to The Host at the time of booking. All evidence of pet occupation must be removed from the Property and grounds at the end of the rental period. Pets are not permitted on any item of furniture, including beds, and evidence of pet hair on furniture and bedding may incur additional cleaning charges. The Host assumes no responsibility for illness or injury that may incur to pets or humans while on the premises. The Renter shall be solely responsible for the pet while on the property.
The Host accepts no responsibility for any allergic reaction or other conditions arising from occupancy of the property.

6. Smoking
Smoking is not permitted within the property.

7. Equipment and Facilities Provided
Equipment and facilities are provided at the discretion of The Host and whilst every attempt is made to ensure that such equipment is in working order for the duration of the rental period, should a breakdown or some other situation occur that renders non-essential element unusable, the Host does not take responsibility for replacing or refunding The Renter for the lack of use of these equipment or facilities. The equipment and facilities referred to include (but are not exclusive to) such items as Jacuzzi/Hot Tubs, Televisions, DVDs/Blu-Ray, Roku, and WiFi.
The Renter must report any inoperative or defective equipment to The Host promptly! The Host will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in Indianapolis. While every attempt will be made to ensure that all the advertised equipment and appliances are in working order at the commencement of a rental period, no reduction of rent; rebate; or refund will be issued for a mechanical failure of air conditioning, dishwasher, washer, dryer, TV or other appliances.

8. Refunds
If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. This does not apply to system breakdown caused by misuse, such as plumbing blockages caused by inappropriate use of sanitary facilities.
The Host is not liable, nor will provide a refund, for any stoppage of electrical services caused by extreme weather or other circumstances beyond their control. Similarly, there will be no refunds for inclement weather, changes in water levels, conditions at neighboring properties, or any nuisance afforded by the natural elements of the location such as flying insects or the animal population.

9. Other Conditions of Booking
The Renter acknowledges that at commencement of the rental, the property is in good and substantial repair except for any defect The Renter may report to The Host during the first day of the rental. The Renter shall leave the property in good repair, cleaned and vacuumed, dishes washed, all garbage separated appropriately in sealed garbage bags and placed tidily in the Garbage Receptacle in the back of the property.
The Renter shall abide by these Terms and Conditions of Rental and any additional information and instructions as shall be supplied in the Property or by The Host.

LIMITATIONS OF LIABILITY: The Renter represents, warrants, acknowledges and agrees with The Host that he/she will use the Property and its facilities in accordance with The Terms and Conditions above and the Information provided and that he/she does so at his/her own risk and that he/she indemnifies and saves The Host harmless from any personal injury, sickness or death, loss or damage, however caused, to person or property of The Renter, his/her family, or guests, before during or after the time of occupancy. Further, he/she accepts full responsibility for the use of the Property and agree to pay for any damage, other than for normal wear and tear. The Renter further acknowledges he/she is responsible for ensuring all local laws are observed.

The moment we walked in the house we felt the heart passion Jess and Deven have put into the place. It is super clean, has style, very nice decoration, kitchen , and bathroom. We have been in another Airbnbs, but this one was by far the nicest and cleanest. Thank you again for the nice stay. We will come back and we highly recommend Jess and Deven’s place.

I recently stayed at Jess & Deven's place and the stay couldn't have gone better. The location was easy to get to. I stayed to be close to Lucas Oil stadium which is a brief walk. It's also not far from downtown either. The place itself was clean and nicely decorated. A very good value overall.

A great place! Exactly what I was after for a 3 night stay. Uber to town was cheap. The place is was very clean, host was responding swiftly. I couldn't ask for more. Area is upcoming but we were aware of this. Thanks Jess and Deven

The place wasn't terrible, but there were a few details such that we would not choose to stay here again if we return to Indianapolis in the future. The couch was uncomfortable for more than one person to sit on, and it was really the only place to sit in the living room aside from two bar stools. The bathroom had no hooks or bars to hang anything. There were no tissues to be found, and very little toilet paper was provided. Curtains were sheer or non-existent. There were some positive aspects. Everything was clean. Beds and bedding were very comfortable. The parking in the back was nice to get your car off the street. The location is great too, less than 10 minute Lyft ride downtown.

Clean and close to downtown. Unfortunately the home only has 2 beds and a coach bed, not the 3 stated on the listing. Also a lot smaller than it seems considering it says it's for 8 people and we had 4 people with barely enough room.

I have the best job in the world--I am an Airbnb host!

(Seriously, this is my full time gig!)

Needing a *ginormous* breath of fresh air from years of managing bridal retail, I somehow found myself in the real estate industry--a fleeting moment of discontentment and haphazardly trolling job ads one night woke me up in the most lovely way - - I found myself on a new adventure..something I knew nothing about...and it excited/scared/confused/overwhelmed me -- overnight almost, I was managing a local leasing office--clueless and thrilled, I dipped both feet in.

*Fast forward 4 years*

Still. Loving. This. Adventure. But! I feel that it is missing one key element that makes me

I love that the real estate market is ever changing and keeps me on my toes, but innately I crave a creative outlet and long to break barriers with my comfort zone. The best thing in the world is to experience the golden pieces coming together in your life--the things that make you light up but also challenge you (too much, too soon?).

I teamed up with local homeowners who could empathize with my vision, wanting to open their homes to travelers from every corner of the planet and graciously they each entrusted me to make their homes a comfortable oasis, as well as trusting that their home is still their home when they return.

Luckily, I have only had a few disappointing hosting experiences in the last 6 months and honestly the excitement of meeting so many people and experiencing challenges from a different perspective definitely outweigh those numbers by far.
