Summer rentals (June 24 - Sept 1) are a 7 day minimum, with check in on Saturday at 4 PM and checkout the following Saturday at 11 AM.
Fall Guests--The pool will be closed after Memorial Day, but there is still great year-round entertainment in beautiful OC, MD.
Fishing--we have a dock and there is parking for your trailer (first come), but OC also has municipal parking for trailers.
Northside Park--an easy two block stroll.
Nice two-story condo on a canal right off the bay. Just two short blocks to the beach and right around the corner from the Parched Pelican (terrific restaurant and bar with a playground), Whiskers Pub, Wawa, other unique restaurants, bars, mini golf, Dumsers and Dolles. Like swimming? Enjoy the pool just steps from the condo. Crab or fish from our private dock or walk two short blocks to the 58 acre Northside Park with its fishing/crabbing pier, running trails and playgrounds. Like the Boardwalk? Hop of the OC Bus (right outside the complex) and be there in minutes from this family friendly North Ocean City location. Breakfast at the beach is awesome and this condo is within a one to two block stroll of some great spots.

The condo is two stories, with one bedroom upstairs. The bedroom contains two double beds and the bathroom with walk in shower. This area is accessed from a charming spiral staircase that leads from the kitchen/living room area. Here you will find a pullout sofa (new memory foam mattress) and a matching love seat, all with an island flare. There is a nice, spacious balcony overlooking the bay side canal and a spectacular view of the high rises along the Condo Row. The kitchen is well equipped with a full-size oven, fridge, coffee maker, blender, toaster and dishwasher. The unit also includes a stacked washer/dryer--a must at the beach.
Like fishing? There are some fishing poles and basic tackle for your use in case you forget yours!

Check-In/Check-Out. Arrival and Departure dates are set forth in your confirmation email. Arrival and Departure instructions will be sent to you via email. Check-in time is firmly set at 4:00 pm. We cannot release the Property for occupancy until it is fully ready, nor can we provide refrigeration for groceries or storage for personal belongings. You shall not be on the Property prior to check-in and may be charged up to one (1) additional day rental for violation of this policy. Check-out is before 11:00 am. You may be charged up to one (1) additional day rental if Property is occupied after 11:00 am. No refunds will be given for early departures.
Maximum Occupancy: The maximum number of guests is limited to 6 persons. Any guests over 4 will incur a charge of $20 each per rental day.
Housekeeping. You have paid a cleaning fee and a cleaning service will prepare the condo for the next guest. Reasonable wear is expected, however, you must leave Property in acceptable condition, including dirty dishes in the washer and the washer run, personal food removed, and trash disposed of in the dumpster located in the condo parking lot prior to departure. All bait and fish remains must be cleared from the dock prior to departure. Failure to abide by this provision may result in an additional reasonable clean-up fee not exceeding $100.00.
Damages/Accidents to Rental Property. You agree to notify us as to any damages or accidents that occur to the premises, to both our real property and personal property during your rental period.
Cancellations and Transfers. Cancellations will be treated as set forth on the online booking site through which this booking was made. Transfers are subject to our approval. Transfer requests must be submitted in writing.
Security Deposit. Any Security Deposit charged will be handled in accordance with the Residential Tenant Security Deposit Act. Any Security Deposit paid shall be refunded in the manner originally paid, less any sum due as a result of damaged property or contents. You shall pay all damage in excess of Security Deposit on demand.
Minimum Acceptable Age/Family Groups. The leaseholder must be 25 years of age or older.
Subletting. Subletting is not permitted and you shall not assign this lease agreement or sublet the property in whole or in part without our written permission.
Mandatory Evacuation. You agree to comply with all mandatory orders of evacuation, time being of the essence. You are allowed no more than three (3) hours from the issuance of an evacuation order to vacate the Property. Occupancy of the Property thereafter shall constitute a trespass and law enforcement authorities will be notified. You acknowledge that following lifting of a mandatory evacuation, the Property may not be available for occupancy. If we deem the Property is no longer available, you will be notified and receive a prorated refund for remaining available days.
Equipment and Appliances. Equipment and furnishings at the Property are set up for normal housekeeping. Kitchen equipment, mattress pads, pillows, and comforters are provided. You must furnish bed linens, bath towels, pillowcases, toiletries, cleaning supplies, food items, and beach towels. Under no circumstances will you receive a reduction in rent for any equipment or amenity failure. Upon being notified by you of any malfunction, we will make every reasonable effort to have such appliances or amenities repaired. Replacement or repair during tenancy cannot be guaranteed.
Lost and Found. Items left by Tenant on the Property after check-out are not Owner’s responsibility. If items are discovered they will be returned if you notify us within thirty (30) days of check-out. You must pay all applicable shipping fees to have items returned. Any item not claimed within 30 days after check-out will be donated to a local charity.
Rental Rules: Guest agrees to abide by the following Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
a) Smoking is NOT allowed. Smoking inside the Property is grounds for immediate eviction and potential financial responsibility for future lost income, including but not limited to refunding future guests, restoring Property and contents to a satisfactory level determined by us, and all associated costs.
b) Any other person in the property besides the primary Guest is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
c) Guests should not create excessive noise at a level that disturbs neighbors. Per Ocean City’s Noise Ordinance, “t is unlawful for any person to make, cause, or continue any loud, unnecessary, unnatural or unusual noise, or any noise which annoys, disturbs, injures or endangers the comfort, repose, health, peace and safety of others at any time, day or night. Ocean City strongly enforces its ordinance that no disruptive noises be made between 12 midnight and 7 a.m. in such a manner as to be heard at a distance of 50 feet from the building or structure from which it is located.” You acknowledge that we are not responsible for any objectionable noise or activity occurring at adjacent or nearby properties. No refunds will be given for such occurrences.
d) All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
e) Keep the property and all furnishings in good order.
f) Only use appliances for their intended uses.
g) Pets are NOT allowed.
h) PARKING – Parking is limited to 1 vehicle in the condo parking lot. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
i) Garbage: Any garbage must be disposed of in the dumpster located in the parking lot prior to departure.
j) Fireworks: No fireworks are permitted on the premises.
k) Deck Use: Per condominium bylaws, towels and other objects may not be hung from deck. No grilling on deck.
Tenant’s Obligations. During occupancy, you agree to comply with all obligations with respect to maintenance of the Property, including but not limited to keeping the Property as clean and safe as the conditions of the Property permit and causing no unsafe or unsanitary conditions in the area of the Property that you use; and notify us in writing of the need of replacement of or repairs to a smoke detector, and replacing the batteries as needed during the tenancy. Rearranging of the furniture is not permitted. Charcoal grilling shall not be allowed on deck. You agree not to use the Property for any activity or purpose that violates any criminal law or governmental regulation. Violation of a tenant obligation is a material breach of the Agreement and may result in eviction and loss of all monies paid.
Dock and pool. You acknowledge that Property is equipped with a dock and pool and is canal-front. You hereby accept and agree to the following: a. You shall ensure that the dock and pool are used in a safe manner at all times, and that non-adult use is supervised by a qualified and capable adult. b. Unsafe and/or unsupervised use of the dock and pool by you or your guests is a material breach of this lease and shall permit us to terminate immediately without notice your occupancy of the Property. c. You are prohibited from tampering with the structure of the dock and pool and any lighting, plumbing, or wiring associated therewith. d. Tenant shall indemnify and hold Owner of the Property harmless from and against any and all liabilities, claims, and expenses for personal injury or property damage resulting from use of the dock and/or pool by Tenant or Tenant’s guests. Tenant shall indemnify and hold Owner of the Property harmless from and against any and all liabilities, claims, and expenses for personal injury or property damage resulting from unsafe and/or unsupervised use of the dock and pool by Tenant or Tenant’s guests.
Internet Use. You are prohibited from using Internet access for any purpose that is unlawful, threatening, libelous, defamatory, obscene, scandalous, inflammatory, pornographic, misleading, torturous, profane, infringing, damaging, or in any manner that could give rise to civil or criminal liability under the law.
