Spacious peaceful family-friendly apartment on one of Edinburgh's prettiest streets in a historic neighbourhood, recently refurbished to a high standard. Superb local amenities are a short walk, and it's 15 minutes to the city centre. It's the ideal base for a family visiting Edinburgh, comfortably accommodating 4 adults and 4 children. There are three bedrooms: one has a luxury King size bed, one has two single beds and the third has bunk beds. Plus there's a double sofa bed in the living room.

You will have your own private entrance to the flat, with the rooms spread out over one floor.

In the large living room is comfortable seating for 6-8, and a large dining table which extends to seat all guests. One of the sofas pulls out to a double sofa bed for additional guests. We've a TV with Freeview and on-demand services including NetFlix, and a vintage Playstation 2 with a range of games. You'll find hundreds of books on the shelves - including local history, nature, vintage, reference, novels, children's, and cookery.

The kitchen is well equipped with the essential crockery, cooking utensils, glassware, kettle, microwave, oven, gas stove, fridge-freezer, and dishwasher. There is even a washing machine and separate dryer.

Bedroom one has a very comfortable King Size bed and there is plenty of storage for your stay. Our cleaners place fresh, hotel quality linen and towels on your bed prior to arrival.

Bedroom two contains two single beds, and bedroom three has full size single bunk beds, ideal for children. We also have a cot available for 0-2 year olds, please let us know in advance and include the baby in the number of people in the reservation.

We are very family friendly. We have pushchairs that you are welcome to use -
one is foldable and the other is an iCandy Apple. There is also a selection of books, games, and toys for children, and swings in the garden (with adult supervision). There is also children's cutlery and plastic plates and cups, and bibs if you need them.

The main bathroom has a shower over a bath with fresh towels, shower gel and shampoo provided for all guests.

The second shower is disabled/elderly friendly, with a pull-down seat and grab-rail. But note there are a few wide and shallow steps between the path and front door.

The flat is surrounded by our lovely garden, front and rear, so it's both very quiet and pretty. There are swings in the back garden that children may want to play on, so they are welcome to use them (at your own risk) if supervised. But we grow a lot of fruit and vegetables, and kindly ask that you don't let children play on their own there as we know that however a parent warns them to take care this often leads to plants being damaged.

We want all our guests to get the most out of their time with us, it is important to us that everyone who stays with us leaves with the most wonderful memories. Whatever the reason you have chosen our property, whether you are staying with us as part of a wedding celebration, or enjoying a long overdue catch up with friends or family, we promise to work hard to make sure your stay is amazing. We can offer all our guests services that we hope will enhance your stay. We can accommodate (almost!) all requests, from bespoke tours to birthday parties. We have a wonderful PVG (UK standard legislation for those who work with children and other vulnerable groups) certified babysitter to simply hiring in a cot and high-chair. Whatever your requirements, let us make your visit to Edinburgh extra special with a convenient and flexible service tailored to your specific needs.

We love special celebrations, whether it be a wedding, anniversary or graduation! For example we can make arrangements for a Champagne Reception, with delectable canapes, served by a host or hostess to ensure you are kept topped up. If you prefer to relax before your big celebration, then let us organise a Spa day with a bottle of bubbly included. If you prefer something more intimate, we can offer a private dining experience. Our chef will dress the table, prepare, cook and wash up leaving you to relax and enjoy a beautiful 3 course meal at your apartment.

FILM LOCATION TOURS

Its not often you get a glimpse of what life is really like when shooting a scene on location, the buzz of filming, and what the actors are really like on set. but we like to go above and beyond, and this year, we have managed to secure an amazing guy who not only works in the film industry and regularly rubs shoulders with all your favourite 'A' Listers, but he also runs location tours as well. However these are not your usual tours as we don't do ordinary, because Paul who has worked on films such as Harry Potter, Mary Queen of Scots, the Marvel films and of course Outlander to name just a few will not only take you to all the well known locations that you will recognise, but he will also take you to locations not on the tourist map that only an insider would know about whilst all the time regaling you with anecdotes and experiences of working on location in Scotland , Fully insured, Paul and his team are guaranteed to give you a fun filled interesting day and if you want to know what really goes on when on location and see the locations not usually visited by tourists, these have to be the tours for you.

Tour one (Outlander) An eight hour tour of the locations both well known and not so well known for Outlander. If you are a fan of Outlander, this is the tour for you.
£80 per person including bottles of water and snacks. This does not cover any entrance fees for going inside some of the locations (country houses).

Tour two (12yrs upwards) This tour covers locations for the Outlaw King , Mary Queen of Scots and other historic locations
£85 per adult for a Nine hour amazing fun filled day, children between 12 and 14 years of age, £55. This tour covers a wide area of Scotland so be prepared for a lot of driving. (includes bottles of water and snacks. Does not include entrance fees).

PRIVATE CAR SHUTTLE SERVICE
If you would like to be met at the airport by your own private driver and helped with luggage both once you have come through departure and on your arrival at the apartment, please let us know and we will organise. Once you are on your way the driver will point out landmarks and you will learn a little bit of history about Edinburgh, a brilliant way of getting your holiday off to a good start. For anyone coming to stay with us for a celebration, a glass of bubbly for each passenger will be included, just let us know.

We love to hear the sounds of normal family life. But we also enjoy being lucky to live in such a quiet and peaceful area. And we need to be considerate to our neighbours, who have families and need to get up for work. So we have a strict rule against amplified music (above normal TV volume). And we have a curfew of 11pm for all noise including loud conversation. We'll try to keep it peaceful for you too!

Please also note that our entire home and garden (and path) is non-smoking.

And we do not allow the use of your own electrical appliances without advance permission (except hairdryers, shavers, or electric toothbrushes).

Our street is a cobbled lane overhung by mature trees, and is renowned as one of Edinburgh's prettiest. The area is famous as the city's "literary quarter", home to authors like Ian McCall Smith, Ian Rankin, and until recently JK Rowling (all in the next street).

Yet it's only three minutes walk to a fabulous shopping area, especially for foodies. Everything from upscale supermarkets to specialist grocers and countless independent boutiques are within easy reach.

Plus there's an endless choice of cafes, bars, and eateries (and "the world's best pub" according to Rick Stein) all within walking distance.

While you're escaping the hustle and costliness of the city centre, it's just an 8-10 minute bus ride to get there, with services every couple of minutes. Win win.

Or stroll the other way, and there's a pretty canal, or gorgeous wooded glen for leisurely walks, all within easy access.

We live just upstairs with our two children. We are incredibly busy with family life and also the two (Scottish heritage) businesses we run. So we have employed professional hosts who are available 24/7 to look after your every need. But if you've a real emergency, we're usually right there.
