Great for stargazing and fires. 60 mile mountain views. Frequent sightings of deer, bear and grouse. Bordering a 9000 acre Nature Conservancy preserve and National Forest this is an amazing and rare spot to reconnect with nature.

We are located within 10 minutes of the Homestead on Warm Springs Mountain we are about 4 hours from DC and 3 hours from Richmond.

Fun things in the area:
Hike the Gorge and various activities through the Homestead Resort.
Swim in the Jefferson Pools and have dinner at the Gristmill Inn in Warm Springs.

Children are accepted with parents full discretion and responsibility. The house (is not safe proof) for infants and toddlers. Infants are not recommended. All safety measures need to be taken by the parents. Stairs, outlets and cleaning supplies etc. are not secure.
Please do not grill on the deck. Yard only.
When leaving:
Turn water pump off at the breaker in the basement. Leave heat on but turn back to 60 degrees in the winter.
Turn off baseboard heat in the older cabin and close the bathroom door between the cabin and bathroom.

Hold Harmless Agreement
Primary Renter acknowledges and understands that they are responsible
for each and every guest or guardian during your rental dates contracted or
future stay for (SENSITIVE CONTENTS HIDDEN) or Air B and B lodging, including any extensions
granted by the owner,
and is solely responsible for any property damage, accident, injury or loss
sustained to any person while in residence. Owner(s) _Stephen C Gratz,
203 Lombardy LLC. and our Agents accept no legal or financial
responsibility. Guests and guardians assume all risk of injury or other loss
resulting from a recreational activity and will hold Owner/Agent harmless
hereto. Guest hereby agrees to indemnify and hold Stephen C Gratz, 203
Lombardy LLC, employees, and officers harmless from any claim,
including those of third parties, arising out of or in any way a result of
the
guests use of the premises or items therein. Renters must preform their
own assessment of risk with all indoor and outdoor activities. Renters with
children assume all responsibility of their parties safety.
Stephen C Gratz or 203 Lombardy LLC. and employees) cannot be held
responsible for : The failing of any other company due to said company’s
error or service interruption {i.e. electricity, water, gas, cable, wireless
provider, etc.} and acts of neighbors such as: construction, road repair and
maintenance or act of god (weather). However, Owners/Agent agree to do
all that is humanly possible to remedy any issue as quickly as possible.
NO REFUNDS OR ADJUSTMENTS OF RENTAL FEES WILL BE
MADE FOR ANY OF THE ABOVE CONDITIONS.
No refunds or fee adjustments will be made due to a defect in the
Property’s condition unless Responsible Party makes Owner(s) aware of
the problem immediately upon discovery and the Owner/Agent, or their
designated Representative(s) are unable to remediate the matter within a
reasonable amount of time (hours of business, etc.)
Agent/Owners reserve the right to enter property at any time to investigate
disturbances, check occupancy, check damages, make repairs, alterations
and improvements.
Renters agree to all conditions above by accepting the rental agreement.
This
contract and Hold Harmless agreement is enforceable without signature.

Great time with my family. The view was outstanding and just what we needed to unplug for a few days. The house was perfect and exactly what we expected.

We love this place! Seriously love it. The location is amazing - very secluded and private, incredible views of the mountains and a huge grassy yard for yard games and relaxing. The house itself is very architecturally unique and comfortable. Two fireplaces and an outdoor fire pit and stocked with plenty of fire wood. Plenty of fun stuff to do nearby -- if you ever want to leave.

Wonderful spot! Such a relaxing getaway. Steve was a great host and was always available via phone if we needed anything. Safe spot for our dog to run around the land off leash!

This was better than what we expected. Was just my fiancé, myself and our puppy. The weather was rainy but perfect for the feel of the 1780's cabin... we were able to meditate each day outside and hear the serene sounds of nature. The outdoor shower was a neat experience. Just bring your own shower needs etc. The host notes that there is not internet or cable... which is what we sought; to be off the grid. Our phones had intermittent service and that's all we needed. We brought our own items for activities, books, bacce ball, and best of all Stand Up Paddleboards and drove to Lake Moomaw for an event filled day. The little town of Bath County (closest to the property) had what we needed for ma and pa coffee shops and little diners. People were friendly and the host was responsive with our questions ... we asked about firewood for the outdoor fire pit and indoor fireplace. It's a quaint cabin attached to another cabin and it's really just a great spot to "reset".

Steve's place was idyllic. Isolated, beautiful setting. Outdoor shower, fire pit and fireplace were all terrific amenities! Just two of us stayed, but it would be a great place for a family or friends' gathering. Thanks for sharing it with us.
