Large self catering family friendly home, wonderful panoramic views overlooking St Austell (10 minutes walk) and surrounding farmland & huge and colourful garden with BBQ. So much space with 6 bedrooms ( 1 on ground floor) bedding and bath sheets all included. The house is ideal for family and friends holidays. It has 2 sitting rooms, 2 fully equipped kitchens next to each other, and a dining room seating 12 guests, lots of bathrooms and baby equipment available. A cream tea awaits your arrival.

This lovely family house, 3,800 square feet of space is a relaxing spacious family-friendly holiday home. Now in our family for 3 generations. The property can be divided by closing 2 doors into a 2 bedroom 2 bathroom self contained annex, or kept as a whole 12 bedroom 3.5 bathroom house with 3 living rooms, depending on the needs of the guests. Altogether it has 3 large king and superking bedrooms and 3 twin bedrooms all fully carpeted with wooden beds or divans. One of the twin rooms is next to the downstairs cloakroom and on a level with the hall leading to the living rooms. The airy and bright living rooms with lovely solid wood floors, the huge dining table seating 12, where groups of friends and families can meet and plan the day ahead. Full central heating throughout. High chairs, stairgates and travel cots are available. Bedding towels wi fi, sky TV and heating/hot water all included plus a delicious scones cream and jam tea on arrival as well as a starter pack of kitchen essentials.
There is a delightful mature garden with large lawns where children can play and a brand new decking area and brick built BBQ for socialising. Beach towels, snorkeling equipment, rush mats, sun umbrellas and garden seating are all provided. Supermarkets are nearby and a grocery drop can be arranged at booking.
Pubs and restaurants are within 10 minutes walk in St Austell or by taking a short drive are many and varied on the coast.
This is a non smoking property. Room candles and cigarettes including vapourisers are not permitted inside or next to the property.
We occasionally accept 1 well behaved dog for a fee £40 at booking. Owners must bring the dog's bed and bowls and restrict the dog to the ground floor.

Accès des voyageurs

You have sole use of the wonderfully large house and lovely garden during your stay. It is 10 mins walk from town centre. You will be greeted or if delayed especially we give you a code for the keysafe. That way you have immediate access and one of team will catch up with you later. We try very hard to give you the best quality experience and a team of us are on hand to help you. It doesn't matter what the question or even the odd accident we are on hand. Call us, email or text but just tell us.
As you can see we have lovely views the house is on a hill, walking into town takes 10 minutes and the return maybe longer ! So sometimes a car is useful for getting out and about. Local buses are regular and frequent from the end of the road to the nearest beach. Eden Project, Fowey, Mevagissey, Newquay or Heligan. St Austell town is on the main Penzance to Paddington line. Taxi recommendations are available if needed from standard to 8 seaters.

I am on hand from the initial enquiry through your arrival, stay and departure from our house. There is also a team of people locally who meet greet and help in anyway they can. We have a keysafe and give you the code prior to your arrival. There is a garage for storage and room for 3 cars on our steep drive, with parking available on the roadside (cul de sac)
We pride ourselves in offering an individual service and excellent phone/email response to every query or request. I have known the house and area all my life and happily share my local knowledge and Cornish enthusiasm with all our guests. And don't forget the Cornish cream tea on arrival !

Autres remarques

There is a £40 charge for 1 wellbehaved dog. You should bring their own bedding and bowls to allow to feel more secure. They are only permitted on the ground floor and not on any beds. Dogs must never be left alone in the house.

Cigarettes, room candles and vapourisers are not permitted in or immediately near the house. Should you smoke, cigarette ends must not be thrown on the patio but disposed of safely and appropriately or in the bin provided.

This is a non smoking house, and evidence of smoking will risk cancellation of the rental and a professional cleaning charge of £200.

Any breakages or damage other than wear and tear must be reported at the time and paid for.

Single sex parties are not permitted

Noise should be kept to a minimum from 11pm as this is a residential neighbourhood.

Parking for 3 cars on the drive. Parking on the road is freely available but should not block neighbours' access to their own driveways.

One well behaved dogs is permitted with a fee of £40 per dog. The dog must never be left unattended, alone at the house. They are not permitted on the beds or sofas, remain on the ground floor and owners must bring the dog's own bed and bowls to allow the dog to feel secure.

The person booking must be over 21 years old

You are on holiday and we would very much like you to enjoy yourselves but furniture should be returned to its original place and reasonable responsibility should be taken in leaving the house free of rubbish and food. Cornwall council recycling policies are in place at the local recycling centre (which you pass on your way into St Austell) and a collection of rubbish bags are left in the garage for your use. All rubbish left should be placed at the end of the drive on collection days where possible and feasible.
Please check that all windows are shut and all doors are locked if you go out during your stay.

From 1st July to 31st August 2018 changeover day is Saturday minimum stay is 7 nights.

A lovely large house within a short drive of many attractions and places to visit. Kate was a great host and replied to any queries promptly. We enjoyed the cream tea on arrival and exploring the local area, hopefully we will be back next year for a longer stay!

Kate was fantastic at replying to all of my questions as we were planning our family trip and then after we booked and during our stay! The property was perfect for us - three generations (ranging from one to 66!) visiting extended family in and around St Austell. Would definitely recommend - very spacious and well appointed (a home from home). Thanks to Kate and to Charlotte who was on hand during our stay.

An amazing house with spectacular views from every bedroom. House did not disappoint and host was lovely as well with great communication prior to and throughout the stay. A short drive away from shops with plenty of beaches to visit nearby. Loved our stay and will definitely be back

We were doing a family get together and a send-off for one of the families relocating. It was a great location with very nice views and Kate was gracious enough to accommodate a big group of us. It was easy to find the place and Check-in was easy with very good communication from Kate. There were a bit of trouble with a clog and leak in one of the bathrooms, but were super quick in attending them. Nice sized rooms, kitchen etc.

Kate is a very good host. I along with 9 other friends stayed around 4 days during Christmas time. Kate helped us in planning our itinerary and suggested some really good places around. The house was very easy to find and it is quite close from supermarkets and pubs. The house was clean and ready when we arrived. It had all the amenities one would like to have in a holiday home. The house is spacious and can easily accommodate 12 people. Overall the experience was really good and would love to visit again

We stayed here over the half term holiday and I would definitely recommend this place. It’s actually a Palace. This palace had all the amenities and is located in a wonderful location and has everything that you can think of. Thanks Kate for maintaining this property and renting it out. We had a great holiday and loved this home very much.
