Botanic Gardens, which you could get to by walking along the Water of Leith from Roseburn if you felt energetic - would be around 1hr walk from the flat and would pass the Gallery of Modern Art and Dean Village, or you can get a bus to Princes Street and then change halfway along to get a 23 or 27 down from the Mound.

It's maybe not the warmest here but there's a nice walk along the beach not for away in Portobello. Get a 26 bus from Shandwick Place next to Haymarket Station.
