The flat is a traditional Edinburgh flat located in the heart of the desirable Stockbridge area. It is a beautiful, local area located about 15-20 minutes walk from the city centre. The area is very safe and friendly, and has a strong community spirit. There are also many great bars, cafes and restaurants located 2 minutes walk from the flat.
There are 4 rooms in the flat in total- the other 2 will be on airbnb and thats including the room being advertised here. I also live in the property.
My favourite cafe is the Pantry, my favourite bar is Hector's Bar, and my favourite restaurant is called The Scran and Scallie

Double room with comfy bed in 2-bedroom quite apartment near city centre. The place is situated in a lovely Inverleith area, right next to the lovely Botanic Gardens. There is a bus stop close by 5 minutes walk. 10 minutes away from North Bridge and Princess Street with its magical Edinburgh Castle and 15 minutes away from Arthur Seat! Full access to the kitchen! Wifi is of course included :)
Please note that the two listings under my name are in the same flat. I have two guests rooms and one single bedroom where the property caretaker stays, which means that most of the time he is on site to help you with anything during your stay and answer your questions. The flat is very specious and has a back garden for your use, a balcony with Castle view and a bedroom with Firth of Forth view. As well is a livingroom with a TV you can use 24h and a nice kitchen accessable at all times as well. Parking spaces available just outside the building for free(you can see the car from balcony) so if you travelling by car it's not a problem. Clean linen and towels provided throughout the stay. My place is good for couples, solo adventurers, business travellers, and families (with kids).
The flat is situated in a residential area called Inverleith. It is very nice, quite and rather leisurely. It is also very safe. Opposite the street, there is a lovely park where people take their dogs out, run or simply go out for a walk. Although, the area itself is quite, the flat is very near the city centre where you can enjoy all sorts of attractions

This lovely cosy double room is in Stockbridge area which has a very cosmopolitan and bohemian atmosphere. There are many fine dine restaurants bars and cafes. The flat is situated 10 minute walk from the west end of Princes
Sandstone built main door flat with many original features offering a comfortable cosy double (Website hidden by Airbnb) flat is in Stockbridge and is ideally located for visiting all attractions in Edinburgh. Its an easy walk to the city centre and has a good variety of buses which will take you to city centre and beyond. Convenient for shops, art galleries bars and restaurants. The double room is on the ground floor and has a double bed please note access is only available on one side and the bed is 4' across and 6' long. Linen and towels are provided the bathroom is shared with a shower over the bath. Shampoo and shower gel are available for your use.
This is a very lively area with many shops restaurants one with mitchulen stars and bars there is a local market on a Sunday and lots of charity shops it is only 10 minutes by bus to city centre

Single room available in leafy, residential Trinity, close to Botanic Gardens and 15 mins by bus to centre (2km). A 1960s building, with sunny living room and balcony. Exceptionally quiet. 5 mins from bus-stop to centre, and to local grocery shops & takeaway options. Adjacent to a cycle network that extends to all parts of the city, and beyond. I don’t live in the flat. I live about 5 mins away. The flat has two other bedrooms: one is occupied on a long-term basis, the other on Airbnb.
The room has been freshly decorated. It is small, but very comfortable. There is a unisex bike available to use, which is stored in a garage above 5 mins away. You can use the bike anytime you wish during your stay; it comes with a lock (but not a cycling helmet).
Our flat is situated in a residential area called Trinity in the north of the city. We have two public parks nearby and the city's Botanical Gardens. A small river that runs closeby stretches for 15 miles though the centre of Edinburgh with scenic paths all along its waterside. The River Forth is also a 10 minutes walk to the north. Leith, a rejuvenated dockside area with a good mix of independent shops, bars and restaurants, is 15 minutes walk to the east. Nearer to home there are some good local shops (grocer, fishmonger, newsagent, take away, cafés). There is an excellent bus service a few minutes from our house which takes you into the city in ten minutes. Edinburgh is a fairly compact city so most sights/things of interest are within easy reach (e. g. Princes Street, the New Town, the Old Town, galleries and the Castle) . Waverley Train Station is 15 minutes away by bus and the airport is 7 miles outside of town. It is also an incredibly beautiful city with a diverse range of attractions, including many cultural and historical sights, a wealth of galleries and museums and a good range of restaurants, bars and clubs. From Edinburgh we are well situated to travel by rail or bus to Glasgow (45 mins) , Loch Lomond and St Andrews (90 minutes) and the Highlands and Islands (2 – 4 hours) . The Edinburgh International Festival takes place in the last 3 weeks of August. Around the same time as the official festival, there is the much larger and diverse Fringe Festival, as well as three other major festivals: Television, Science and Book.

*Please read all of my description for important booking information* I would be pleased to offer you my home to stay in when I’m out of town. I have a large lounge with a TV and Sky TV (including movies and sports). The bedroom offers a very comfy double bed, which cannot be split in to singles. There is a bathroom with an electric shower over the bath. The apartment is situated on the Top/3rd Floor - there’s is no lift if you have very heavy luggage! There is free on Street parking between Friday 17.30 and Monday 08.30. Paid parking meters daily from Monday to Friday, between 08.30 and 17.30. Free evening parking. Please respect me and my home by not bringing unpaid guests in to the apartment. To keep costs palatable for my guests I don’t charge a cleaning fee and clean the apartment myself. I would therefore appreciate guests leaving the apartment in a respectable manner for my return :-) It is a quiet apartment in a quiet house. Stockbridge is a 15 minute walk from the West End of Edinburgh, 40 minutes walk through the City Centre to the Castle and an hour walk through the City Centre to Arthur’s Seat. You can get the number 24, 29 and 42 bused from the bottom of my street. These all go directly in to the city centre. Stockbridge also has an abundance of cafes and restaurants to suit all budgets and tastes. I would ask that you consider taking a taxi from the airport to my place. It costs £20 for a 20 minute journey and is a far more relaxed and convenient way to start your vacation! If you do still wish to use public transport from the airport, then it will take you considerably longer and you will need to use your phone's sat nav system to find your way. You will obtain the postcode on booking confirmation and you will need to use that. *Please confirm your arrival time when enquiring/booking*

It’s bright space with stylish decor and quirky setting you will be talking about your visit here for years. Cosy and comfortable and perfect for a quick city break or a romantic getaway.
The whole space is just for you. Feel free to make yourself welcome and enjoy all the comforts home from home. With its little garden out front, it’s perfect for a chilled glass of wine in the evening sunshine.
There are many lovely areas in Edinburgh, but Stockbridge has to be one of our favourites with its charming village-like atmosphere, abundance of cafes and restaurants and its friendly locals. You’ve also got beautiful green areas such as Inverleith Park, the Botanic Garden and Water of Leith on your doorstep. Stockbridge actually used to be a small village outside the city that was incorporated into the City of Edinburgh in the 19th century. It’s such a great, vibrant place that you can easily spend a whole weekend exploring (and eating your way through) Stockbridge! Once you’ve made yourself at home it’s time to go out and get to know the area. Head to the bridge that Stockbridge gets its name from on Deanhaugh Street – the name comes from Scots ‘stock brig’ meaning ‘timber bridge’. The current ‘Stock bridge’ is made out of stone, however, and spans Water of Leith. Walk along Dean Terrace or Saunders Street to get to the path that takes you through Dean Gardens to the stunning Dean Village – once a busy industrial village with eleven mills powered by the river. Walk around and snap away with your camera or phone and make sure you also cross the river and visit Well Court, the most striking building in the village. As you’ll be in the area we highly recommend you walk to the Scottish National Gallery of Modern Art. If you’re hungry head to the lovely cafe for a bite to eat before you immerse yourself in modern art. Walk back to Stockbridge the way you came and go back to the flat to put up your feet for a while before dinner. Our Stockbridge homes are all in great locations so you have the luxury of just popping home if you wish! You also have the option of cooking dinner in the apartment or heading out to one of the many restaurants. If you decide you want to go out for a meal why not try the hip Smith & Gertrude for a beautiful glass of wine and a cheese/charcuterie board to go with it. Depending on how much cheese you eat (trust us, you can easily overdose here!) you might need something else to fill your belly with. If so, there are many options around, such as Hamilton’s Bar & Kitchen next door, Nok’s Kitchen for some delicious Thai food or perhaps opt for a fine dining experience at Purslane. Staying in a self catering apartment also gives you the option of having breakfast in the house – which we think you should take advantage of! So pop into Sainsbury’s, Waitrose or Scotmid and get some eggs, fresh bread, orange juice and fruit and enjoy a nice, relaxed breakfast before heading out. Start Saturday with a lovely cup of coffee at one of Stockbridge’s many coffee shops. Peter’s Yard and Artisan Roast always deliver, and if you want to pick up your own, locally roasted coffee beans make sure you visit Mr Eion (coffee makes a great souvenir as well!). With a takeaway coffee in one hand, leisurely stroll to the stunning Botanics to enjoy Edinburgh’s most beautiful public garden. We recommend you visit the enticing Glasshouses with plants from the tropics, desert and everything in between. The highlight of a Stockbridge weekend must be the weekly Sunday market in Jubilee Gardens that seems to be where both the tourists and the locals mingle, often accompanied by live music. Try the mouth-watering dumplings by Harajuku Kitchen and scoff down a bag of heavenly marshmallows by the Marshmallow Lady for dessert.

Situated in Edinburgh's sought after Stockbridge district, (about 20 minutes walk from Princes Street) the property is a delightful, cozy one bedroom main door apartment with its own front garden. It is in the quaint and beautiful series of cobbled streets known locally as 'The Colonies'.
The Artisans Dwelling is situated in central Edinburgh's so called 'Stockbridge Colonies'. It is about 20 minutes walk from the city centre and there is a frequent bus service from a bus stop near by. The 'Colonies' are a series of eleven quaint, cottage style 19th century cobbled parallel streets that run off Glenogle Road. The Atisans Dwelling is in the street called Collins Place. The properties there were built especially for the craftsmen and artisans who built a great many of the wonderful homes in the surrounding areas. They comprise of main door single bedroom properties, with good sized bedrooms and living rooms - all with their own small garden area at the front, and also 'double upper' properties above the lower flats. These upper floor properties are reached by lovely exterior steps. The whole effect is quite magical. Everyone looks after the gardens so well, and each are so different. Being in a conservation area, the original architectural characteristics are well preserved, creating an extraordinary oasis - a real country cottage feel to this highly desirable residential area. The streets are also very quiet, as there is very little traffic. With a good central heating system, the property is warm, comfortable and cozy. Both the bedroom, with kingsize bed (with high quality mattress and proffessionaly laundered bed linen) and the living room are generously proportioned and full of character. The property is about 20 minutes walk from the city centre (Princes Street) and there are plenty of buses as an alternative to walking. Parking spaces can be found on the adjoining street, (Glenogle Road) or on other nearby streets including Arboretum Place. Sometimes it is easy to find a parking space very near, but sometimes parking spaces may be ten minutes walk away or so. During the weekday, parking is paid for by means of pay and display tickets which can be purchased from machines situated on the street. Parking is free in the pay and display areas after 17:30 and before 08:30. It is also free all day Saturday and Sunday. Alternatively, guests with cars may prefer to park in a long term municipal car park, and then use public transport. Internet and Wi Fi available. Towels and hairdryer provided.
The property is in Stockbridge which is a sought after and thriving neighbourhood of Edinburgh only 1 mile from Princes Street via Frederick Street. The neighbourhood has a lovely village atmosphere with many interesting shops, bars, restaurants and a thriving Sunday market. There are lovely walks along the river (The Water Of Leith) nearby which threads its way through Edinburgh. The wonderful Botanical Gardens and Inverleith Park are only 5 minutes walk away. There is a swim centre (The Glenogle Swim Centre) with gym almost right on the doorstep, at the of the street. The property is exceptionally quiet and peaceful as there is no through traffic in the street. The walk into town or into surrounding streets reveals the world renowned Georgian splendour of Edinburgh's fine urban architecture.

A very spacious room in a Victorian top floor flat with stunning views over Edinburgh. Bus routes to and from town centre are right on the doorstep and many popular destinations such as the Royal Botanic Gardens, Canonmills, the Water of Leith, New Town and Stockbridge are all within walking distance. A help-yourself breakfast is also provided!
The apartment is on the 3rd floor of a beautiful Victorian building, characteristic of Edinburgh, in a sophisticated, green area of town. Please note that there is no lift in the building due to its age but the views are well worth it! Your room has a kingsize bed, it is light-filled, spacious and recently decorated. In it you will find a hairdryer, iron, 3 mirrors including a full size one with a clothing rail, a bench convenient for your luggage and shelving for your use. The bathroom is for your private use, with towels, shampoo, conditioner, shower gel, face wash and tooth paste all provided. The huge kitchen and dining areas are shared and can be used by you at any time. You will find tea, coffee, milk, juice, cereal, bread and spreads there which you can help yourself to whenever you like. My boyfriend Ali and I are the only other people staying in the apartment with you.
The Royal Botanic Gardens are a 7 minute walk and can be seen from the bedroom window. Other popular destinations such as Inverleith park, Stockbridge and Cannonmills are within walking distance. The Majectic Tour passes right by our place. The Leith area is linked by direct bus route and offers some of Edinburgh's best restaurants as well the Royal Yacht Britannia. The upmarket New Town area with all its restaurants, galleries, bars and beautiful architecture is within walking distance or a short bus ride away. The Herringbone is a very popular restaurant & bar which offers breakfast, lunch, dinner and drinks of every type, 1 minute away. In Touch, 2 mins away, is a tried and tested Indian restaurant. There are also 3 different cafes right on our doorstep and 2 newsagents across the road for any essentials.

Walk into town - takes about 30 mins, pick up a Just Eat Bike from across the road or take any of 3 buses. This is a great location, easy to get to and loads of room. Comfy single bed, tea & coffee. Unbelievably quiet. Bathroom with deep bath and thermostatic shower. Clean, cosy and relaxing.

Free wi-fi, gas central-heating and loads of hot water. It's very easy to get into town from here and the Royal Botanics are a few minutes away. Goldenacre has a good selection of small shops and take-aways, a restaurant across the road and several cafes. It's a 15 minute walk to Tesco's in Canonmills. Ainslie Park Leisure Centre is approximately 20 minutes on foot with swimming pool and gyms.
Goldenacre is a bustling junction where Inverleith meets Ferry Road. It's well served with shops and very safe.

Traditional Victorian airy flat with 1 bedroom and 1 boxroom on Inverleith Row. We are just a few blocks from the Botanic Gardens/leafy Inverleith Park and a short bus-ride from the city centre - with a bus-stop right outside the door!
A deceptively spacious second floor flat in a traditional Victorian tenement. Our flat is suitable for 2 to 3 people. The second bedroom is what we call a 'boxroom' - which means that it doesn't have any external windows but has windows into both the hallway and the kitchen. The kitchen has been recently refurbished and is fully equipped.
Inverleith/Goldenacre is only a stone's throw from the city centre but at the same time a world away from it. Wide streets, parks (Inverleith Park & the Botanic Gardens), easy access to cycle paths and down to the shore make this a great hub for doing some exploring on foot. There are convenience stores, banks, fishmongers, a florist, cafes and takeaways within a block or two as well as quirky independent stores selling retro furniture and pre-loved clothes/hand-bags.

If you fancy more of a hike, Arthur's seat and Carlton Hill are both a short drive/bus ride away for some beautiful views of the city! Spacious flat. It is in a lovely historic building built in 1834, which offers large living room with bay window and window seat and kitchen access. High ceilings, original coving, fireplace in sitting room etc. The bedroom is a pretty, private room along a corridor with plenty of drawers/hanging space/ hair dryer/ towels/ toilettries (for short stay). The room size is 3.63m x 2.77m. The bed has a very comfortable memory foam mattress and the room has blackout curtains to ensure a great nights sleep! You will be sharing the communial areas with myself and my 2 cats, Whisky and Mac. Please read the reviews to find out more about what previous guests thought.
Fantastic. Stockbridge is like a village attached to Edinburgh. It is only 15 minutes casual scenic walk from city the city center. Stockbridge is one of the most sought after places to live and won the Sunday Times best places to live in 2016. Gift shops, deli's, butchers, bakers or supermarkets. You can also take a nice 25 minute stroll along the Water of Leith to Murrayfield Stadium if Rugby is the reason for your visit. For runners, I regularly enjoy an 8 to 10k run along walking/cycling pathways out to the sea front and back (you can go even further along the shore).

My house is surrounded by a beautiful garden. It has a countryside feel although not too far from the city centre. The street is a culdesac so no passing traffic and very safe for parking. The house is situated off the road and reached via a private path.

Local supermarkets include a Sainsburys and Waitrose, whilst nearby Craigleith Retail Park houses an array of retail outlets and a further supermarket. Stockbridge is just a 15-minute walk to the city centre and also offers easy transport links as well.
The accommodation is made up of a master double bedroom providing ample storage for clothes. The view of the shared garden offers quiet and privacy in the central location. The bedroom boasts working traditional shutters and blackout curtains ensuring a peaceful sleep. The shower room provides a newly fitted large walk in shower with rain showerhead. Toiletry storage provided. The living area offers a large seating area, dining for 4 people and fully fitted kitchen. Views onto the shared garden providing privacy and quiet. The lounge offers a leather sofa bed in a double size. The sofa bed is of a high standard and easy pull out format for quick access and storage. Working shutters and black out curtains also ensure a peaceful nights sleep. If you require the sofabed please be sure to book for 3x adults in order to accommodate the extra cost for linen. Stockbridge is a busy and vibrant district within the centre of Edinburgh. It offers a large array of cafes, bistros, restaurants and shops. Allowing guests to get a true feel of living in the capital surrounded by locals and visitors alike. The beautiful Inverleith park is a 5min walk away where a duck pond, large green area and park are on offer. The local motor boating club meet at the pond on a Sunday, worth a wee look! Waitrose and Sainsbury's are within walking distance so you can get all your groceries at ease. It is only a short 15min walk into the very centre of Edinburgh.

2 bedrooms - sleeps 4. Free high speed WiFi. Stockbridge is a fashionable and affluent area of the city centre. 15 quality restaurants, 10 pubs and many cafes all within a 5 minute walk. Very central however the apartment is in a VERY quiet street (not even traffic passes by). Although compact the apartment has bags of charm and a lovely comfortable living area. Private secure parking is FREE. Comparable on street parking costs approx £25 per day, (if you can find a space!).
The apartment can sleep 4 and has 2 bedrooms. One bedroom is a double and the other a twin room. The twin room can be made up as a double if requested. It is a compact apartment on the garden level (down 15 steps). The location is very central to the city centre, yet exceptionally quiet, as not even traffic passes the building. The apartment has a cosy open living, dining and kitchen area.
Stockbridge is deemed the 3rd coolest place to live in the UK by the Sunday Times!!. The same publication also deemed it the best place to live in the whole of Scotland!!. It is in the heart of Edinburgh but feels like a friendly village. There are around 15 restaurants, 9 pubs and many cafes and boutiques within a 5 minutes walk. As it is an affluent area the pubs and restaurants are of a good standard. Tom Kitchins gastro pub 'The Scran And Scallie' is one of those in the locale.

Thank you for taking the time to view our apartment listing. My partner (Rosie) and I have spent the past 4 months completely renovating and refitting the apartment. We’re very proud of the refurbishment and are excited to finally list it for rental. (May 2019) Rosie, who co-hosts with me, has been an AirBnB superhost in the past when she rented out her spare bedroom. As frequent ‘AirBnB’ users ourselves, our objective from the start was to refit the apartment from ‘the ground up’ as an Airbnb apartment that would meet the needs of travellers to this wonderful city. We’ve tried to add as many features of possible to ensure a comfortable stay. It would also be ideal for business people who need a quiet space as it has a large desk and comfortable office chair. The apartment is in Trinity, which is close to the City Centre (40 minute walk to Princes St or 15 minutes by bus) but has the advantage of being situated in a quiet residential development with well-maintained gardens and lawns. There is also ample free parking. The apartment is on the middle floor, hence there is one flight of stairs to climb. We do not have a lift so unfortunately it is not wheelchair accessible. Key features of the apartment: - There is no cleaning fee. Bedrooms: - There are 2 bedrooms – 1 with a King Size bed, 1 with a Single Bed. The Single bedroom has a large Desk, Office chair and TV that can double as a PC Monitor There are large fitted Wardrobes in each bedroom with plenty of storage space Bedding, towels and a hair dryer are provided. Extra blankets are provided in case of need. Kitchen: - There is a well equipped Kitchen, check out the photos for more details Basic supplies are provided – tea, coffee, oil, salt, pepper, mayonnaise, ketchup, brown sauce, vinegar, marmalade. (Again, please check the photos for more details) Washing up liquid and detergent for the washing machine are also provided We will leave bread and crumpets in the freezer, cereal in the cupboard and milk & butter in the fridge so that you can make a continental breakfast. Please let us know of any dietary requirements, or message us if there’s anything specific you need on arrival. There are 2 x USB charging points in the kitchen Bathroom: - The bathroom has toilet, hand basin and a large open-ended shower tray The shower has a plentiful supply of hot water provided by the gas combi boiler There is a towel radiator and a long shelf space for your toiletries We provide hand wash, shower gel and shampoo and hand lotion Extra towels are available on request Living/Dining room: - Large settee and separate chair provide comfortable seating for three people Dining Table can be set for 2 or 3 people. There is a wall mounted smart TV with the UK Freeview channels, Netflix and You Tube General: - There is Wi-Fi throughout the property. We provide a high quality portable Bluetooth speaker Gas Central heating is on a timer, but guests can override at any time Smart TV’s (Netflix, BBC iPlayer and Freeview channels) sited in Lounge and both bedrooms Iron and ironing board are in the hall cupboard which can also be used to hang coats. We are north of the main City Centre in the lovely area called Trinity. We are within walking distance of the beautiful Botanic Gardens and handy for the network of footpaths and cycle paths which lead to the Water of Leith, Ocean Terminal shopping centre (Royal Yacht Britannia’s home), the Newtown area and Newhaven Harbour. There are usually rental bicycles nearby. There are several good restaurants and cafes just a five minute walk away at Goldenacre. We also have a Chinese and an Indian takeaway in the same area. There’s a nice Bar called the Inverleith within a 5 minute walk The popular areas of Stockbridge and The Shore at Leith are all within easy reach and have a wide selection of restaurants from budget to Michelin Star (Martin Wishart & The Kitchin) The best fish and chips in the area are just a 20 minute walk away (or a short cab ride). This is at Newhaven and is called ‘The Fishmarket’. Here you can sit looking over Newhaven harbour with a great view of the sunset over the Firth of Forth. It is sit-in (please book ahead) or takeaway. We have Tesco and Morrisons a short bus ride away (or a twenty minute walk) and there are some small grocery stores / off licences at Goldenacre (five minute walk). There is also a chemist and cash machine at Goldenacre.

The apartment is situated on the Top/3rd Floor - there’s is no lift if you have very heavy luggage! Free on Street parking between Friday 17.30 and Monday 08.30. Paid parking meters daily from Monday to Friday, between 08.30 and 17.30. Free evening parking. It is a quiet apartment in a quiet house. Stockbridge is a 15 minute walk from the West End of Edinburgh, 40 minutes walk through the City Centre to the Castle and an hour walk through the City Centre to Arthur’s Seat. Stockbridge also has an abundance of cafes and restaurants to suit all budgets and tastes. I would ask that you consider taking a taxi from the airport to my place. It costs £20 for a 20 minute journey and is a far more relaxed and convenient way to start your vacation! If you do still wish to use public transport from the airport, then it will take you considerably longer and you will need to use your phone's sat nav system to find your way. You will obtain the postcode on booking confirmation and you will need to use that. It is not so easy for me to describe how to reach my place through messages. *Please confirm your arrival time when enquiring/booking. Please respect me and my home by not bringing unpaid guests in to the apartment. Please also do not request to book using another persons account. Homely, traditional flat near to the botanical gardens, with free parking and great views over the city to the hills. Freshly decorated, with a big kitchen, high ceilings and a spacious lounge, a short walk from Stockbridge and handy for the rest of the city centre.
Classic Edinburgh flat with stunning views and lots of light, a great base from which to explore the city. There are two spacious double rooms, one small bedroom with a single bed and a single pull out chair/bed, there's also a double sofa-bed in the lounge, so there's room for up to 8. There is free on street parking, as we're just on the edge of the controlled parking zone. Watch the sunset over the hills from the bay windowed lounge, get creative in the large dining kitchen and enjoy a night in with family or friends, or pop into Stockbridge for an excellent range of pubs and restaurants.
The flat is in the North of the City, with the centre of Edinburgh (Princess St. & Waverly Station) 1.6 miles away - so either a 40 minute walk or 15 minute bus journey. If you're looking for artisan cafes, craft shops, local markets, and fine ales then you should head to Stockbridge which is just 1.2 miles away (about 20 mins walk). The trendy suburb of Leith (2 miles, 45 mins walk) also provides lots of pubs, restaurants, art galleries and shopping. If the views from the flat inspire you to explore Edinburgh's green side, then the flat is about 10 minutes walk to the Royal Botanic Gardens (free entry year round, and definitely worth a visit). It's also about 12 minutes walk to Inverleith Park, which has free tennis courts, children's play area, and landscaped boardwalk. The views to the castle make this park a popular spot for watching Hogmanay fireworks.

The house is situated in a quiet street, bordered on two sides by the Royal Botanical Gardens and overlooking Inverleith Park. It is a 5 minute walk to a frequent bus service to the town centre (10 mins, fare £1.70) or a 25 minute walk to Princes St. We own the top floor of the house. The room has a double bed and plenty of storage space. Wifi is available. Off street parking is available in the drive. Apart from the owners, Sandra and Scott, one cat shares the house, but he doesn't have access to the bedroom (unless invited!)

Welcome to my 1980s flat with its stunning views of the Edinburgh skyline - The Pentlands, the Castle, Arthur's Seat & beyond. There is free parking. It's ideal for the city centre, Botanic Gardens, Leith. Buses are very close & the walkway behind the flat will give you miles of walks, & in 15 mins you'll be at the sea. There are local shops and bars within 5 minutes walk. You hear a bit of traffic but also lots of birds. Mostly, it's peaceful so enjoy the city and then come home to relax.
The flat is on the 2nd floor, which is the top floor, and there isn't a lift. There are 3 flights of stairs to climb with 2 small landings in between. There are 6 flats in the block. I'm on good terms with all my neighbours and I'd like it to stay that way so your thoughtfulness will be appreciated. For 2019 there will only be one bedroom available in the flat as the second one is going to be used to store some extra personal belongings. The available bedroom contains a king-sized bed with a double wardrobe with hangers, 2 chests of drawers, a bedside cabinet and a shelved unit on which the smart tv sits, at the foot of the bed. Suitcases can be stored under the bed. If you stay between March and October, you'll not want to close the curtains in the sitting room because the views are great. If you look out of the bedroom windows, you'll see that the sky barely darkens. When there are fireworks from the Castle or Calton Hill, regardless of the time of year, you'll have excellent views of them. There are supermarkets reasonably close by and you can reach all of them by bus in about 10 minutes. If you're happy to walk, you can get to Morrisons on Ferry Road in about 15 - 20 mins, Tesco at Canonmills can be reached by the walkway and that takes about 20 - 25 minutes. Lidl and the Granton Morrisons are reached by bus or car. Sainsburys and Waitrose need a car. There's a new Aldi in Portobello which can be reached by the 21 bus. That will also take you to the Leith Lidl at the foot of Leith Walk.
The flat is based in Trinity which is a desirable, residential area on the north side of the city, much closer to the sea than most people realise. It's on a small estate built in the 1980s, which is maintained by the residents. There's a small Turkish cafe at Goldenacre, which does the best coffee locally. Herringbone (they have a website) is about 4 minutes from the flat though you'll probably need to reserve a table if you want an evening meal. Very tasty and reasonable prices. Opposite them is a newly renovated pub called The Inverleith. I've only been in once but it's perfectly pleasant and very dog-friendly. Handbag Exchange is a rather lovely little shop at Goldenacre with pre-loved shoes, bags and clothes, many of which are designer labels. There are 3 mini-marts in the area too. There’s also a nice fishmongers at Goldenacre. If you can support the local shops, please do so. There are 4 take-aways: 2 Chinese, 1 Indian and 1 pizza place. Supermarkets are easily available. Morrisons is along Ferry Road, Tesco is down at Canonmills, Lidl is down at Granton (there’s an Iceland and B&M in the same complex), where there is another, larger Morrisons. Waitrose is over at Comely Bank and Sainsburys is at the Craighall Shopping Complex. They can all be reached within 15 minutes by car. If you’re on the bus, then choose Morrisons at Ferry Road, Tesco, Lidl or Morrisons at Granton. Morrisons on Ferry Road and Tesco can both be walked to within 15 - 20 minutes. You can get to Tesco via the walkway which is more direct than the main road and more peaceful. Venture down to Canonmills and you'll find even more cafes and bars. The Orchard is a favourite. Di Giorgio's does very nice coffee. The walkway (former railway line) runs behind the flat and it's perfect for getting some countryside in the city. If you like cemeteries, Warriston Cemetery is well worth a wander and it's easy to get to. The Botanical Gardens are a very short walk away and definitely worth a visit for anyone of any age. There are regular exhibitions throughout the gardens. You could also catch the number 8 bus and head up to Broughton Street, where there are lots of alternative shops, bars and restaurants.
